Bantry Bay
About Bantry Bay Blinds: Measured on the Cliff, Made for the Cliff
Bantry Bay Blinds is a made-to-measure shading service for the apartments, villas and terraces stacked down the rock face between Sea Point and Clifton. Nothing is sold in a standard size, because a window sixty metres above the water asks more of a bracket than the same window inland.
Shading for a cliff that steps down to the water
Bantry Bay is a narrow strip of Kloof Road real estate in the lee of Lion's Head, terraced down the rock in stacked blocks and villas. Because homes here are stacked rather than spread out, every level catches sun, wind and spray a little differently: a penthouse living room and the flat two floors below it can need entirely different specifications for the same west-facing pane. Most living rooms face the sunset dead-on and take a double dose of glare, the low afternoon sun plus its reflection off open water, and the shelter that makes the suburb pleasant is also what lets it hold its heat into the evening.
The range covers that whole picture. Inside: roller blinds in blockout and sunscreen fabrics, day/night blinds, powder-coated aluminium and timber venetians, cellular honeycomb blinds, vertical and panel blinds for wide sliding walls, concealed and recessed systems for architect-finished apartments, skylight and shaped-window blinds, and motorisation with sun sensors. Outside, the premium tier: external venetians, roller shutters for shading, folding-arm awnings and zip screens, each wind-rated for its position and built on salt-air rated hardware as standard. Child-safe operation is standard across the range.
Where the service runs
Bantry Bay first, then the immediate stretch of coast either side. Clifton, one bay north, where apartments and villas stacked directly onto the cliff face above four exposed beaches take sun, wind and spray square-on and often need motorised control for double-height glass. Fresnaye, on the slope above, where renovation-led villas have room to plan concealed blinds and external venetians at the drawing stage. Camps Bay, further round the coast road, where glass-fronted homes face a wider-open swell and a south-easter that funnels straight down the mountain. And Sea Point, south along the promenade, where older sea-level apartment blocks usually mean a straightforward retrofit with rollers and day/night blinds.
In each of those places the specification is adjusted for the exposure of that address rather than copied across from the one next door, because Clifton's direct swell, Fresnaye's set-back slope and Sea Point's promenade spray each ask something different of the same product. Whether you are a homeowner, a body corporate, or a builder or architect still finalising a window schedule, the measure is the same conversation, and bringing us in early on a renovation lets blind and screen positions be planned alongside the window schedule rather than after it.
How a job runs
The sequence is fixed and there are no online measuring tools or guesswork. You tell us the rooms, the product interest and how exposed your glass is to sun, wind or spray, through the form or the on-page chat. One of our expert consultants will contact you shortly so a free in-home measure can be booked. At that visit each opening is measured precisely with samples in hand, exposure is assessed against your position on the cliff, and fabric, openness and control are matched to the light and the wind that window really gets.
A written quote follows, itemised per window with every option listed, so the specification and the money are both visible before anything is made. Pricing is confirmed in that document after the measure, and because everything is made to order the lead time for your specific job is confirmed there too rather than as a generic estimate. Approve it and the blinds are manufactured to those figures, then installed, levelled, tested and run through with you before the team leaves.
What we will not claim
We will not price a Bantry Bay window over the phone, because the flat two floors down may need something entirely different. We will not call our roller shutters a security product: they are shading, rigid aluminium slats rolling down outside the glass to stop sun, heat, glare and light, and a security-rated product is something different with a different frame and fixing. We will not describe marine-grade hardware as maintenance-free this close to the swell. And we will not tell you a body-corporate application is a formality or submit it for you; we supply the specification sheet and leave the decision with your trustees.
We also keep thermal claims qualitative. A double-cell cellular blind makes a room genuinely cooler in summer and warmer in winter, and lowers the aircon load, but we do not invent a percentage or promise a figure for it. A blind that only fixes glare fixes about a quarter of the problem on this cliff, and we would rather say which quarter at the measure than oversell it.
Salt and the trustees: the two constants
Whatever route the heat is taking, two things apply to every job here. Salt decides your hardware: the swell breaks close beneath this cliff and the air carries it, untreated fixings pit and chain mechanisms stiffen, so powder-coated aluminium and sealed cassettes are the baseline outside rather than an upgrade. The trustees decide your exterior: most buildings on this stretch are sectional title, and anything fixed outside the glass line is likely to need the body corporate's sign-off, usually over colour and what shows from Kloof Road. We check both at the measure and flag anything needing consent before the quote goes out.
Getting in touch
Use the enquiry form or the on-page chat; both are on every page, and both lead to the same place, a call-back from a real consultant rather than an automated booking system, to arrange your free in-home measure. If you would rather work out which route of heat is bothering you first, the guide is free and asks for nothing. Details you share are used only to arrange that consultation call-back, handled under POPIA, and never shared beyond that.
